We bought a home, and felt we didn't need an inspection since the sellers had furnished a sellers disclosure. We were wrong. They had lied about rodent infestation, rot, furnace, roof and pellet stove. We had made a stipulation in closing as to the sellers furnishing a new potable well . The first well was contaminated with clay and a broken casing. The second, methane gas. The roof leaks do to rotted plywood, electric wiring was chewed throughout the entire home by rats, which were found inside walls. We found the sill plate was rotted where the deck was attached to the home, without proper flashing, that the sellers hid. The main electric service is entering the home through a folgers can, that the sellers hid behindthe bad furnace. Septic is run out to a ditch. All in all, we are now going through a foreclosure because we didn't use a home inspection. This has not only caused a foreclosure, but also a divorce. After we spent nearly 50 thousand in savings trying to save this money pit. We have spent 10 thousand in lawyers fees trying to suing the sellers and it was more money thrown away.
